Two cameras, one living room, and a breakup between two of the biggest names in real estate. A year ago the Zillow 3D Home vs. Matterport question was mostly about quality and price. Now it is also about where your tour is allowed to show up, and that changes the answer for a lot of listings.
We capture both tours for listings across Los Angeles, so this guide sticks to what actually matters when you are booking one: who sees it, how it looks, what it costs, and what we would pick for your listing.
What happened between Zillow and Matterport?
Zillow stopped showing Matterport tours on October 20, 2025. CoStar, which owns the competing portal Homes.com, bought Matterport in early 2025. Zillow says CoStar then restricted how Matterport content could appear on rival sites. CoStar says nothing changed and the removal was Zillow's call. Either way, the tours are still off Zillow today.
CoStar Group, owner of Homes.com, agrees to buy Matterport in a deal valued at about $1.6 billion.
The deal closes. Matterport leaves the stock market and becomes part of CoStar.
Matterport's media license terms are updated. Zillow reads the new wording as limiting display on portals that compete with Homes.com.
Zillow removes every Matterport tour from Zillow and StreetEasy. CoStar publicly calls it Zillow's own decision.
Matterport publicly pledges not to sue Zillow for showing customer tours. Zillow says that is not a binding written agreement and keeps them off.
Still no Matterport on Zillow. Matterport tours keep displaying on Homes.com and Realtor.com.
It is the real estate version of two friends splitting up the group chat. You do not have to pick a side. Your listing just has to show up to both parties.
What is the difference between Zillow 3D Home, Zillow Showcase, and Matterport?
Zillow 3D Home is a free tour and floor plan format that plays natively on Zillow. Zillow Showcase is a paid listing upgrade agents buy from Zillow that includes a 3D Home tour. Matterport is a full 3D model of the property, with a dollhouse view, that works almost everywhere except Zillow.
Zillow 3D Home
A photographer captures connected 360 panoramas through Zillow's app and Zillow stitches them into a tour buyers can click through room by room. With a supported 360 camera, such as recent Insta360 X models or a Ricoh Theta, the same visit also produces Zillow's interactive floor plan, which links each panorama to its room. A phone alone can make a tour, but not the floor plan.
Zillow charges nothing to publish or host it. The tour can also go out as an unbranded link for the MLS, email, text, or social, and it can be made private once the listing closes.
Zillow Showcase
Showcase is not a separate camera or tour type. It is Zillow's premium listing package, sold to agents, that wraps a 3D Home tour and floor plan together with high-resolution photos and extra exposure in Zillow search. If you hear "Showcase vs. Matterport," the real comparison is still Zillow 3D Home vs. Matterport, with a Zillow marketing upgrade on top.
Matterport
Matterport builds what it calls a digital twin: a connected 3D model of the whole property. Buyers can walk through it, pull back to a dollhouse view of every floor at once, flip to a top-down plan, and measure rooms. Professional capture uses a dedicated camera like the Matterport Pro3, which scans with LiDAR for tighter geometry and smoother movement between rooms.
The model lives in Matterport's cloud, so it needs active hosting to stay online. That is the trade for a tour you can embed on a property website, the MLS, Homes.com, Realtor.com, social, and anywhere else that takes a link. In plain English, Zillow gives buyers an easy tour. Matterport gives them a tiny version of the building they can spin around. No hard hat required.
Zillow 3D Home vs. Matterport, side by side

Head-to-head: who wins each round?
Reach on Zillow
Edge: Zillow 3D HomeNot close anymore. Zillow 3D Home is the only 3D format that plays inside a Zillow listing, and Zillow gives listings with its interactive floor plan more prominent treatment in search, emails, and recommendations. If most of your buyers start on Zillow, this round decides the whole match.
Look and sense of space
Edge: MatterportMatterport's movement between rooms is smoother and the dollhouse view answers the question photos never can: "Wait, where is the kitchen in relation to the bedrooms?" Open-plan homes, split levels, and anything with a staircase people argue about benefit most.
Floor plans and measurements
Edge: MatterportZillow's interactive floor plan is genuinely good for shoppers, and it comes from the same visit. Matterport adds in-tour measurements, which designers, contractors, and buyers wondering if the sectional fits all appreciate. It saves the second visit caused by someone forgetting the width of one wall. We have all met that wall.
Speed on site
Edge: Zillow 3D HomeZillow puts the average tour and floor plan capture at about 45 minutes. Matterport takes longer because the camera needs more scan points to build a connected model. For an occupied home where the seller is hovering by the door, shorter is kinder.
Use beyond Zillow
Edge: MatterportA Matterport model is comfortable on a single-property website, Homes.com, Realtor.com, a leasing page, a renovation brief, or a buyer follow-up email. It is also the only one of the two that makes sense for commercial, hospitality, and event spaces.
Long-term hosting cost
Edge: Zillow 3D HomeZillow hosts its tours for free. A Matterport model needs a paid Matterport plan to stay live. Our residential Matterport service includes six months of hosting, which covers a typical listing with room to spare. If you want the model for years, tell us before the shoot.
Price per shoot
Edge: Zillow 3D Home$149 vs. $199 at Door3D for up to 2,000 sq ft. Fifty dollars matters less than you would think. Saving $50 on the wrong tour is not a strategy. It is a very small coupon for future annoyance.
Zillow 3D Home wins more rounds. Matterport wins the ones about the property itself. Pick the rounds that matter to your listing.
3Which 3D tour does your listing need?
Answer four quick questions and we will point you at a tour. It is the same logic we use on a booking call, minus the hold music.
Can you still use Matterport with a Zillow listing?
Not as a working tour on Zillow. Zillow will not play Matterport media in its listing viewer. Depending on your MLS feed, a Matterport link may still appear as a plain link, but buyers will not get the tour on the page. Matterport still displays on Homes.com and Realtor.com, and anywhere you control the link.
Here is how we set up listings that need both audiences covered:
- Put a Zillow 3D Home tour on Zillow. It is the only 3D format that plays there, and the interactive floor plan helps placement.
- Put the Matterport link in the MLS virtual tour field. That feeds Realtor.com, Homes.com, and broker sites that pull from the MLS.
- Make Matterport the centerpiece of the property website.Embed it high on the page, next to the photos and floor plan.
- Use Matterport in your follow-ups.Out-of-area buyers, relocation clients, and second-showing requests all get the full model by text or email.
- Capture both in one visit. We shoot both tours on the same appointment, so the seller only has to hide the laundry once.
Do 3D tours actually help a listing?
The best available data says yes, for attention. Zillow reports more saves and page views for listings with its interactive floor plan, and a large share of buyers rate virtual tours as very useful. No tour sells a house by itself. It gets more of the right buyers to book a showing.
- 49%more saves for Zillow listings with an interactive floor planZillow, 12 months ending June 2026
- 43%more page views for the same listingsZillow, 12 months ending June 2026
- 38%of recent buyers rated virtual tours very useful in their searchNAR Profile of Home Buyers and Sellers, 2025
Zillow's numbers are Zillow's own platform figures, so treat them as directional rather than engraved in marble. They also explain why skipping the Zillow tour is risky now. A Matterport-only listing simply does not get that treatment on Zillow anymore.
When should you book both tours?
Book both when the listing needs Zillow reach and a premium tour everywhere else. The two tours are not duplicates when they have different jobs. Zillow 3D Home handles discovery on Zillow. Matterport carries the property website, the MLS, Homes.com, Realtor.com, and buyer follow-up.
Both make sense when:
- The home is larger, multi-level, or has a layout that photos make confusing.
- Out-of-area or relocating buyers need to understand the space before they fly in.
- A property website or paid campaign is central to the launch.
- The seller expects full coverage, not one tour link doing twelve jobs in a trench coat.
For most standard listings in LA, we recommend strong HDR photography, a floor plan, and Zillow 3D Home. For a distinctive or higher-value home, add a Matterport 3D tour. The address, the audience, and the launch plan should decide, not a blanket rule applied to everything from a Valley condo to a hillside four-bedroom.
Key takeaways
- Matterport tours have not played on Zillow since October 20, 2025, and that is still true in October 2026.
- Zillow 3D Home is free to host, faster to capture, and the only 3D tour Zillow shows.
- Matterport gives buyers a real 3D model, dollhouse view, and measurements, and works on Homes.com, Realtor.com, and the MLS.
- Zillow Showcase is a paid Zillow listing upgrade, not a different kind of tour.
- For listings that need both audiences, book both tours in a single visit.
Frequently asked questions
Is Matterport still on Zillow in 2026?
No. Zillow removed Matterport tours from Zillow and StreetEasy on October 20, 2025, and as of October 2026 it still does not display them. Zillow 3D Home is the only 3D tour that plays inside Zillow listings.
Why did Zillow remove Matterport tours?
Zillow says CoStar, which owns Matterport and the competing portal Homes.com, changed Matterport's licensing terms and declined to renew API access. CoStar says the terms did not change and that removing the tours was Zillow's own decision. The dispute is still unresolved.
What is the difference between Zillow 3D Home and Zillow Showcase?
Zillow 3D Home is the free tour and interactive floor plan tool any photographer can capture. Zillow Showcase is a paid listing upgrade agents buy from Zillow that bundles a 3D Home tour, floor plan, and high-resolution photos with extra placement in Zillow search.
Is Zillow 3D Home free?
The platform is. Zillow charges no per-home publishing or hosting fee. You still pay for someone to capture it properly. Door3D captures a Zillow 3D Home tour for $149 up to 2,000 sq ft.
Which tour looks more professional?
A professionally captured Matterport tour. It moves smoothly between scan points and adds a dollhouse view of the whole property. A Zillow 3D Home tour is clean and useful, but it is a set of connected panoramas rather than a full 3D model.
Can I put a Matterport link on my Zillow listing?
Not as a working tour. Zillow will not play Matterport media inside its listing viewer. You can still use the Matterport link in the MLS virtual tour field, on a property website, in emails, and on social, and it displays on Homes.com and Realtor.com.
Do I need both tours on every listing?
No. A simple condo or rental usually does fine with photos, a floor plan, and Zillow 3D Home. Book both when the listing needs Zillow reach and a premium tour for everywhere else, such as a larger, multi-level, or out-of-area-buyer listing.
Does Zillow 3D Home work for commercial property?
Not really. Zillow 3D Home is built for residential sales and rentals, and its interactive floor plans do not support commercial properties. Offices, retail, hospitality, and venues are Matterport territory.
